FHA Streamline Refinance FAQ
Can I remove FHA mortgage insurance with a streamline?
No. A streamline stays FHA. To remove mortgage insurance, refinance into a conventional loan once you have enough equity.
How much lower does my rate need to be?
The combined rate and MIP payment must drop by at least 0.50% to meet the net tangible benefit test.
Do I need an appraisal for FHA streamline?
Usually not. That helps when your home has not appreciated, since value does not matter for approval.
How soon can I streamline?
After 210 days from closing and 6 payments made on your current FHA loan.
What does an FHA streamline cost?
You still pay the FHA upfront MIP of 1.75% (usually financed) plus lender closing costs. Run the break-even to make sure the savings are worth it.
Can I get cash out with an FHA streamline?
No. It is for rate reduction only. FHA cash-out is a separate program with an appraisal and full docs.
Do I need income docs for a streamline?
Reduced documentation in most cases. Some lenders ask for basic verification, but it is far less than a full refinance.
Can I streamline if I am behind on payments?
No. Your mortgage must be current. The program is for borrowers in good standing.
How fast does an FHA streamline close?
Often 3 to 5 weeks. No appraisal and light docs keep it quicker than a standard refinance.
