VA Refinance Options Compared FAQ
IRRRL or cash-out: which is cheaper?
The IRRRL usually costs less at closing and carries a lower funding fee, but it cannot give you cash.
When does an IRRRL make sense?
When you want a lower rate or to switch from ARM to fixed, with minimal hassle. It is the cheapest and fastest VA refinance.
When does VA cash-out make sense?
When you need equity for debt payoff, renovations or investments, and the numbers beat a HELOC. It costs more and takes longer than an IRRRL.
Can I switch from FHA to VA?
Yes, with a VA cash-out refinance. Borrowers do this to drop FHA mortgage insurance and tap equity at the same time.
Do both options require the home to be my primary residence?
Yes. VA refinances are for primary homes. If you moved out and it is now a rental, VA refinance options are generally off the table.
Which has the lower funding fee?
The IRRRL at 0.5%. Cash-out runs 2.15 to 3.3%. Both are waived for veterans with VA disability compensation.
Can I do an IRRRL and later a cash-out?
Yes. Many borrowers streamline first for the rate drop, then do a cash-out later when they need funds. Each refinance is evaluated on its own.
How do I decide between IRRRL, cash-out and HELOC?
Need cash? Cash-out or HELOC. Just want a lower rate? IRRRL. Compare break-even timelines and total fees, not just the monthly payment.
Can I refinance a VA loan I assumed from someone else?
If you are VA-eligible and the loan is now yours, generally yes. The same IRRRL and cash-out rules apply.
