These Terms of Use (“Terms”) govern your use of instantmoneymortgages.com (the “Site”), operated by Complete Mortgage LLC under the trade name Instant Money Mortgage (“we,” “us,” “our”). By using the Site, you agree to these Terms. If you do not agree, do not use the Site.
1. Who we are
Complete Mortgage LLC is a licensed mortgage broker, NMLS ID 2085547. As a broker, we arrange loans that are funded by third-party lenders. We are not a lender and do not make credit decisions. Licensing details are available on our Licensing and Disclosures page.
2. No offer of credit
Nothing on the Site is an offer to lend, a commitment to lend, a loan approval, a rate lock, or a guarantee of any rate, term or program. Submitting a form is a request for information, not an application for credit. All loans are subject to credit approval, underwriting, appraisal, title review, property eligibility and lender guidelines.
3. Rates, terms and examples
Rates, payments, loan-to-value limits, credit score minimums and other figures shown on the Site are typical ranges or illustrative examples. They may not reflect the terms available to you and may change at any time without notice. Your actual terms will be disclosed on your Loan Estimate, term sheet and Closing Disclosure.
4. Calculators and tools
Calculators are provided for educational and comparison purposes only. Results are estimates based on the information you enter and stated assumptions. They are not a pre-qualification, pre-approval or loan offer.
5. No professional advice
Content on the Site is general information. It is not legal, tax, accounting, investment or financial advice. Consult a qualified professional about your situation.
6. Availability by state
Owner-occupied residential mortgage loans are offered only in states where we are licensed. Business-purpose loans secured by investment property are offered only where permitted by law. Products may not be available in all states or to all borrowers.
7. Your information and communications
You agree to provide accurate and complete information. Our collection and use of information is described in our Privacy Policy. By submitting your phone number with consent, you agree to receive calls and texts as described in our Communications Policy.
8. Acceptable use
You agree not to submit false or misleading information, use the Site for any unlawful purpose, interfere with its operation or security, attempt unauthorized access to any system, or copy, scrape or republish Site content for commercial purposes without our written permission.
9. Intellectual property
The Site and its content, including text, design, graphics, logos and calculators, are owned by us or our licensors and protected by intellectual property laws. You may view and print pages for personal, non-commercial use.

Links to third-party websites are provided for convenience. We do not control and are not responsible for their content, products or practices.
11. Disclaimer of warranties
THE SITE AND ITS CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE AND NON-INFRINGEMENT, TO THE FULLEST EXTENT PERMITTED BY LAW.
12. Limitation of liability
TO THE FULLEST EXTENT PERMITTED BY LAW, WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR DATA, ARISING FROM YOUR USE OF OR INABILITY TO USE THE SITE OR RELIANCE ON ITS CONTENT. Nothing in these Terms limits any right you have under applicable consumer protection law that cannot be waived.
13. Indemnification

14. Governing law and venue
These Terms are governed by the laws of the State of Florida and applicable federal law, without regard to conflict-of-law rules. Any dispute relating to the Site will be brought in the state or federal courts located in Broward County, Florida, except where applicable law requires otherwise.
15. Changes and severability
We may update these Terms at any time by posting a revised version with a new effective date. If any provision is found unenforceable, the remaining provisions remain in effect.
