Who this is for
- Investors with 5+ rentals on scattered individual loans
- Landlords with maturing commercial balloons seeking long-term fixed debt
- Investors pulling equity across several properties at once
- Borrowers simplifying accounting with one payment and one statement
Typical Rental Portfolio Refinances requirements
| Property count | Often 5+ properties; some programs start lower |
|---|---|
| Structure | Blanket lien across the portfolio (cross-collateralized) |
| Qualification | Portfolio DSCR: total rents vs. total debt service |
| Term | Often 30-year fixed or 5/6 ARM structures |
| Cash-out | Available; LTV caps tighter than single-property DSCR |
Figures are typical market ranges as of October 2026. Actual terms depend on the lender, your credit, the property and the program, and are confirmed on your Loan Estimate or term sheet.
How it works
- Inventory the portfolio: values, rents, existing loan balances, rates, and maturities.
- The lender underwrites portfolio DSCR, aggregate rental income against the proposed aggregate payment.
- Appraisals or BPOs are ordered per property (or sampled, per program).
- Close one blanket loan paying off the existing liens; cash-out proceeds fund in a single wire.
- Understand cross-collateralization: selling one property may require partial release terms.
Pros and cons
Advantages
- One payment, one rate, one lender relationship
- Often cheaper than the blended rate of scattered loans
- Single cash-out event across the whole portfolio
- Long-term fixed options replace maturing balloons
Trade-offs
- Cross-collateralization: properties secure each other’s debt
- Partial releases (selling one property) need lender approval and terms
- Weaker properties can drag the portfolio’s pricing
- Fewer lenders; longer timelines than single-property refis
Documents you’ll need
- Rent rolls for all properties
- Existing mortgage statements per property
- 12 months operating history / leases
- Entity documents and personal financial statement
- Insurance across the portfolio
Rental Portfolio Refinances FAQ
What is cross-collateralization?
Every property in the portfolio secures the entire loan. If one property underperforms, the lender’s claim extends to the others. The tradeoff for this structure is better aggregate pricing and simplicity.
Can I sell one property out of a portfolio loan?
Usually yes, through a partial release, but the terms (release price, often 115-125% of the allocated loan amount) are set at origination. Read them before you need them.
Portfolio refinance vs. refinancing each property separately?
Separate DSCR refis keep properties unencumbered from each other but mean multiple closings and rates. Portfolio refis trade independence for simplicity and often better blended pricing.
How many properties do I need?
Usually 5 or more, though some programs start at 3-4. Single-property DSCR refis are the alternative for smaller portfolios.
What is the minimum loan amount?
Typically $500,000-$1M minimum, program-dependent. Smaller portfolios usually refinance property by property.
How is the rate set?
On the portfolio’s blended DSCR and LTV. Stronger properties can carry weaker ones, but a weak portfolio overall gets worse pricing.
Can I do a cash-out portfolio refinance?
Yes, with tighter LTV caps than single-property DSCR cash-out. Expect 65-70% max LTV on cash-out portfolio deals.
How long does it take to close?
Usually 45-60 days. Multiple appraisals or BPOs and entity-level underwriting take longer than a single-property refi.
What are partial release terms?
Set at origination, typically requiring 115-125% of the property’s allocated loan amount to release it. Read these before you sign.
