VA IRRRL (Streamline Refinance) FAQ
Do I need an appraisal for a VA IRRRL?
Usually not, though some lenders may require one.
How much can a VA IRRRL lower my rate?
The VA requires a net tangible benefit, usually at least a 0.50% rate reduction. Most borrowers see 0.50 to 1.50% depending on the market.
What is the VA funding fee for an IRRRL?
0.5% of the loan amount, financed into the loan. Veterans receiving VA disability compensation are exempt.
How soon can I do a VA IRRRL?
After 210 days from your first payment and at least 6 payments made. Both conditions must be met.
Do I need income verification for an IRRRL?
Usually very little. Most IRRRLs require no income docs, no asset docs and no appraisal, which is why it is called a streamline.
Can I get cash out with an IRRRL?
No. It is rate reduction only. For cash, you need a VA cash-out refinance instead.
Does an IRRRL reset my loan term?
It can. Many borrowers keep the remaining term, but extending back to 30 years lowers the payment at the cost of more total interest. Ask for both options.
Can I do an IRRRL with a different lender?
Yes. You are not tied to your current servicer, and shopping usually gets you a better deal.
How fast does an IRRRL close?
Often 2 to 4 weeks. With limited docs and usually no appraisal, it is one of the fastest refinances available.
