Closing Cost Worksheet

Closing costs typically run 2–5% of the purchase price, and the Loan Estimate has dozens of line items that blur together. This worksheet breaks every fee into plain English so you can estimate your cash to close, and spot junk fees before you sign.

How much are closing costs on a typical home purchase?

Plan on 2–5% of the purchase price. On a $350,000 home, that is roughly $7,000–$17,500, before seller or lender credits. The worksheet above helps you build your own number instead of guessing.

Can closing costs be rolled into the loan?

Some can, via lender credits (in exchange for a slightly higher rate) or seller concessions. Prepaid items like insurance and escrows generally still need cash. Ask your loan officer to model both versions.

What is a junk fee?

Slang for vague or duplicative lender fees, "processing," "admin," "doc prep" stacked on top of an origination charge. Compare Loan Estimates line by line; our Second Look review does this for free.
