DSCR Deal Analyzer
DSCR (debt service coverage ratio) is the number that decides whether a rental property qualifies for a DSCR loan: monthly rent divided by the monthly mortgage payment (principal, interest, taxes, insurance, HOA). Most lenders want 1.0 or better; the best pricing starts around 1.25. Use our DSCR calculator to test a deal live, then download the analyzer template to underwrite every property the same way.

What DSCR do lenders require?
Most DSCR lenders approve at 1.0, the rent fully covers the payment. Ratios of 1.25 and above typically earn the best rates. Some lenders go below 1.0 with 25–30% down, treating the shortfall as acceptable investor risk.
Does DSCR use my personal income?
No. That is the defining feature of DSCR loans: qualification is based on the property's rental income, not your tax returns or pay stubs. Your credit score and down payment still matter.
Can I use projected rent on a vacant property?
Yes, lenders typically use the lower of the actual lease or the market rent from a rent schedule (often a 1007 form) completed with the appraisal.
