Getting a mortgage with crypto income

Quick answerCrypto income is real income, but mortgage underwriting was built for W-2s. Whether your money comes from mining, staking rewards, trading, or a salary paid in tokens, lenders need it translated into documented, seasoned, taxable income. Here is how each type is treated and which loan programs handle it best.

How lenders view each crypto income type

Not all crypto income is equal in underwriting. Mining and staking rewards reported on tax returns for two years look most like self-employment income and can work with conventional loans. Trading gains are treated like capital gains: documented, but lumpy, so lenders average them and discount volatility. Salary paid in crypto needs pay stubs or contractor agreements showing the fiat equivalent plus tax returns reporting it.

Unreported income does not count, period. If it is not on your tax returns, conventional lenders cannot use it. This is the single biggest reason crypto earners end up in non-QM programs.

Using crypto for down payment and reserves

Lenders allow crypto-sourced down payments with conditions: the funds must be converted to fiat and seasoned in your bank account (typically 60 days), and you must document the full trail from exchange to bank. Most lenders will not accept crypto held in a wallet as reserves; it needs to be liquidated first. Stablecoin balances sometimes get friendlier treatment, but expect to convert.

Volatility cuts both ways. If your down payment is sitting in BTC and the price drops 20% before closing, your loan-to-value changes. Convert early, once your offer is accepted, and keep the dollar amount stable through closing.

Bank statement loans for crypto earners

When your tax returns do not capture your real income, bank statement programs look at 12 to 24 months of deposits instead. Regular transfers from an exchange to your bank account read as income the same way client payments do. Keep the trail clean: exchange statements showing the source, bank statements showing the deposit, and tax returns that at least acknowledge the activity.

What to prepare before you apply

Assemble this before your first call: two years of tax returns with all crypto activity reported, 12 months of exchange statements, 2 to 3 months of bank statements showing the fiat trail, and records of mining or staking operations if applicable (wallet addresses, pool payouts). The cleaner the paper trail, the more programs you qualify for.

FAQ

Can I get a mortgage if my income is from crypto?

Yes. If your crypto income is reported on two years of tax returns, conventional loans may work. If not, bank statement loans qualify you on bank deposits, including regular transfers from exchanges.

Can I use Bitcoin for a down payment?

Yes, after converting to fiat. Lenders require the funds seasoned in your bank account (usually 60 days) with a documented trail from the exchange. Most lenders will not count crypto still sitting in a wallet.

Do lenders count staking rewards as income?

If reported on tax returns for two years, staking and mining rewards can count like self-employment income. Unreported rewards cannot be used by conventional lenders, though bank statement programs may still work off the deposit history.

Will the lender check my exchange accounts?

They will ask for exchange statements to source large deposits, the same way they source any large non-payroll deposit. Be ready with 12 months of statements from every exchange you use.

What if I was paid in crypto as an employee or contractor?

Provide the employment or contractor agreement showing compensation terms, plus tax returns reporting the income at its fiat value. Some lenders treat it like foreign-currency income and apply a volatility discount.

Should I convert my crypto before applying?

Convert the down payment and reserves to fiat once your offer is accepted to lock the dollar amounts. Keep investment holdings as they are, but do not count on them as reserves unless liquidated and seasoned.
