Mortgage options after a job loss

Quick answerA job loss does not automatically kill your mortgage plans, but it changes the timeline and the paperwork. Whether you are trying to keep your current home, refinance, or buy after landing your next role, the rules hinge on one thing: documented, stable income at the time you apply.

If you already have a mortgage

Call your servicer before you miss a payment. Forbearance, loan modification, and repayment plans exist for exactly this situation, and initiating contact early gives you more options. Under most forbearance agreements, missed payments are tacked onto the end of the loan or repaid over time, not forgiven, so understand the exit terms before you sign.

Do not refinance while unemployed unless the new payment is clearly affordable on your remaining resources. Lenders verify employment before closing, and a mid-process job loss will kill the refinance.

Buying after re-employment

Once you are working again, lenders generally want to see stability: 30 days of pay stubs at minimum, and often a longer track record if you changed industries. If you returned to the same field, some lenders will work with as little as one pay stub plus an offer letter. If you switched careers or became self-employed, expect the standard two-year history requirement, which pushes many borrowers toward bank statement programs.

A gap in employment is not fatal if you can explain it. Write a clear letter of explanation, document the new income, and show reserves. Underwriters deal with career gaps constantly; what they need is a coherent story backed by paperwork.

Using assets instead of income

Asset depletion (also called asset utilization) programs qualify you on your savings, investments, and retirement accounts rather than employment income. The lender divides your eligible assets by a set number of months (often 60 to 84) to create a qualifying monthly income. This is the main path for early retirees, people living off savings between roles, and anyone with strong assets but no current paycheck.

Bridge strategies for the in-between months

If you need to move before the job situation resolves, a few structures help: buying with a co-borrower whose income carries the qualification, using a larger down payment to reduce the income needed, or timing the purchase for after 2 to 3 months of documented new income. Hard money and bridge loans can also close quickly on an investment property, since DSCR qualification does not depend on your personal employment at all.

FAQ

Can I get a mortgage if I just lost my job?

Not on unemployment income alone in most cases. Lenders need documented, stable income. Your options are: wait until re-employed and document the new income, qualify on assets through asset depletion programs, or add a co-borrower with qualifying income.

How long after starting a new job can I buy?

In the same field, sometimes with just 30 days of pay stubs. New field or self-employment usually triggers the two-year history rule, though bank statement loans can shorten that to 12 months of deposits.

What is asset depletion?

A non-QM qualification method that divides your liquid assets by 60 to 84 months to create a qualifying monthly income. It works for borrowers with strong savings but no current employment income.

Should I take forbearance if I lose my job?

If you cannot make the payment, yes, and call before you miss one. Understand the exit: most forbearance tacks missed payments onto the loan end or a repayment plan. It is not forgiveness, but it protects your credit from late marks while you recover.

Can I refinance while unemployed?

It is very difficult. Lenders verify employment before closing, and most programs require current income. If your spouse or co-borrower has income, refinancing in their name (or jointly on their income) may work.

Does a gap in employment automatically disqualify me?

No. Gaps are common and underwriters see them daily. What matters is the current income picture: documented new income, an explanation letter for the gap, and reserves. The longer the gap and the bigger the career change, the more documentation you will need.
