Fix and Flip Loans in Minnesota

Quick answerA fix and flip loan is short-term (usually 12–18 months), interest-only financing that covers most of a distressed property’s purchase price and up to 100% of renovation costs, repaid when you sell or refinance. Approval leans on the deal, the after-repair value (ARV) and your experience more than on your income.

Fix and Flip Loans in Minnesota: what to know

  • Fix and Flip Loans are business-purpose loans, so you do not need to live in Minnesota to finance property here. We arrange them for Minnesota properties through our national lender network.
  • Budget permit timelines for your city into the project schedule; permit delays are the most common reason flips need an extension.

Who it is for

  • Buying distressed or dated properties to renovate and sell
  • Closing fast to compete with cash buyers
  • BRRRR investors before the refinance
  • Flippers scaling to several projects at once

How it works

  1. Submit the contract, scope of work and budget.
  2. The lender orders an as-is and after-repair (ARV) appraisal.
  3. Loan sized to the lower of the LTC and ARV limits; you bring the gap.
  4. Rehab funds are released in draws after inspections.
  5. Sell or refinance (often into a DSCR loan) to pay it off.
Max loan = lower of (purchase × LTC% + rehab) and (ARV × ARV%)

Fix and Flip Loans FAQ

Can I get a Fix and Flip Loan in Minnesota?

Yes. Fix and Flip Loans are available for Minnesota investment properties where state law permits, through our national lender network.

Do I need to live in Minnesota?

No. Investment-property loans are based on the property and the deal, so out-of-state investors can finance Minnesota rentals and flips.

Can a first-time flipper get a fix and flip loan?

Yes. Many lenders fund first projects at lower leverage, often 75–85% of purchase, and raise leverage as you complete deals.

How do rehab draws work?

You or your contractor complete a phase, request a draw, an inspector confirms the work, and the lender reimburses that portion of the budget.

What is the 70% rule?

A flipping rule of thumb: pay no more than 70% of ARV minus repair costs. Our fix and flip calculator shows your maximum allowable offer.

Can I refinance a flip into a rental loan?

Yes. Investors often refinance a finished project into a DSCR loan and keep it as a rental.

How much do fix and flip loans cost?

Expect interest rates around 9 to 12% plus 1 to 3 points at closing. Experienced flippers with several completed deals get the best pricing.

How fast can a fix and flip loan close?

Often 7 to 14 days once the appraisal is done. Having your scope of work and budget ready on day one is what keeps it fast.

What happens if the flip takes longer than the loan term?

Most lenders offer extensions, usually 3 to 6 months, for a fee of 0.5 to 1 point. Build a buffer into your timeline so a delay does not eat your profit.

Do I need an LLC to get a flip loan?

Most lenders require or strongly prefer an entity. Closing in an LLC also keeps the liability off your personal name, and it is cheap to set up before you apply.

Can I finance more than one flip at a time?

Yes, once you have a track record. Lenders look at your total exposure and want to see enough cash reserves to carry every project if one stalls.
