DSCR loan vs conventional investor loan: which is better?

Short answerIt depends on your profile. Conventional investor loans are cheaper, with lower rates and fees, but require full income documentation, tax returns, and cap you at 10 financed properties. DSCR loans cost more but skip income verification entirely, close in an LLC, and have no property cap. High write-off and scaling investors usually do better with DSCR.

The details

Conventional wins on price, every time. Rates run 1 to 3 points below DSCR, fees are lower, and the 30-year fixed structure is identical. If your tax returns show strong income, your credit is solid, and you own fewer than 10 properties, conventional is the rational choice.

DSCR wins on flexibility. No tax returns, no DTI calculation, no employment verification. The property qualifies on its own rent. You can close in an LLC, which conventional does not allow. And there is no 10-property ceiling, so portfolio investors can scale indefinitely. Self-employed borrowers whose write-offs gut their qualifying income often cannot use conventional at all.

The decision framework: count your financed properties, look at what your last two tax returns actually show, and be honest about your paperwork tolerance. Under 10 properties with clean returns, go conventional. Over 10, heavy write-offs, or LLC vesting required, go DSCR. Many investors use both, conventional for the first 10, DSCR beyond.

Frequently asked questions

Is DSCR always more expensive than conventional?

Almost always. Expect 1 to 3 percentage points higher in rate, plus higher origination fees. The premium pays for no income verification and unlimited scaling.

Can I have both DSCR and conventional loans?

Yes. Many investors hold their first 10 properties on conventional loans, then use DSCR for everything after. The programs do not conflict.

Which closes faster?

DSCR, usually. No income verification means fewer underwriting conditions. Typical DSCR closes in 21 to 30 days versus 30 to 45 for conventional investor loans.

Does DSCR require an LLC?

Most DSCR lenders require or strongly prefer LLC vesting, and many will not lend to individuals at all. Conventional investor loans are made to individuals, not LLCs.

Which is better for a first rental property?

If you qualify conventionally, it is cheaper. But first-time investors with self-employment income or heavy write-offs often find DSCR simpler, since the property qualifies on its own.
