Do I need to be a teacher or nurse to qualify for Hometown Heroes?

Short answerNo. Teachers and nurses are examples of the workers the program serves, but they are not the whole list. Florida Hometown Heroes is for first time, income qualified buyers who work full time for a Florida based employer in listed categories, including health care workers, school staff, first responders, public safety or court employees, and child care workers, plus servicemembers and veterans employed full time by a Florida based employer.

The details

The confusion is understandable, because teachers and nurses are the workers most often pictured in program announcements. The actual test, as Florida Housing describes it, is broader and more specific at the same time. It is broader because it covers whole categories of work, not two job titles: health care work, school staffing, first response, public safety or court employment, and child care work all sit on the list. It is more specific because job title alone is not the test. The employment must be full time, and the employer must be based in Florida. A worker in a listed field who is part time, or who works for an employer based outside Florida, does not meet the test on job category alone.

Servicemembers and veterans have their own path onto the same list, with the same full time and Florida based employer conditions. That detail matters for a veteran who has left active service and now works in Florida, and for an active servicemember stationed or employed in the state. In both cases, the question for the lender is not only service history but current employment: full time work for a Florida based employer. As with every part of the program, the current category list and employment rules should be confirmed on the Florida Housing Hometown Heroes page, because program guidance can be updated.

Two other eligibility layers still apply on top of employment. The buyer must be a first time, income qualified buyer under the program rules, and must meet the underwriting rules of the paired first mortgage, whether that is FHA, VA, USDA Rural Development, or conventional. Employment in a listed category opens the door; it does not by itself approve the loan. A borrower who is unsure whether their role counts should bring the employer details to a participating lender early, including full time status and the employer's Florida base, so the question is answered before house hunting depends on it.

Frequently asked questions

I work in a school but I am not a teacher. Can I qualify?

Possibly. School staff is a listed category, not only classroom teachers, but you must also be full time, employed by a Florida based employer, and meet the program's first time and income rules. Confirm your role with a participating lender.

Does part time work in a listed field count?

No, under the program description the employment must be full time. Part time work in an otherwise listed category does not meet that test.

I am a veteran working full time in Florida. Do I qualify?

Veterans and servicemembers employed full time by a Florida based employer are included in the program description, alongside the listed civilian categories. You must still meet the first time, income, and first mortgage requirements.
