How fast can I close a DSCR loan?

Short answerA typical DSCR loan closes in 21 to 30 days. Well-prepared files with clean title and a fast appraisal can close in 14 to 21 days. The appraisal is usually the longest pole: ordering it on day one is the single biggest accelerator. Cash-like timelines under 14 days are possible with bridge or hard money, then refinancing into DSCR.

The details

DSCR timelines beat conventional investor loans because there is no income verification to grind through. No tax return analysis, no employment verification calls, no 4506-C transcript delays. The file is the property: appraisal, title, insurance, and your entity documents.

The critical path is almost always the appraisal. Appraisal turn times vary wildly by market, from 5 days in liquid metros to 3 weeks in rural areas. Order it the day the contract is signed, not after the inspection period. Title is the second bottleneck, so have your LLC documents, operating agreement, and EIN letter ready before you apply.

If you need to close in under two weeks, typically for an auction or a competitive offer, use a bridge or hard money loan for the purchase, then refinance into DSCR once you own it. The bridge costs more for a few months but wins the deal. Many investors run this two-step as standard practice.

Frequently asked questions

What is the fastest realistic DSCR closing?

Fourteen to 21 days for a clean file with a fast appraisal. Under 14 days is unusual for DSCR and usually means something was pre-ordered or waived.

What slows down a DSCR closing most?

The appraisal, then title issues, then incomplete LLC paperwork. Condos add HOA document delays. Each of these is controllable with early preparation.

Can I waive the appraisal on a DSCR loan?

Some lenders offer appraisal waivers on refinances with strong data, but purchases almost always require a full appraisal. Do not count on a waiver for a purchase.

Does the LLC slow down closing?

Only if the paperwork is not ready. Have articles of organization, operating agreement, EIN letter, and certificate of good standing assembled before you apply. Lenders also require every 20 percent-plus owner to guarantee.

Should I use bridge financing to close faster?

If the deal requires it, yes. Bridge closes in 7 to 14 days, then refinance into DSCR at a lower rate once you own the property. Factor the bridge costs into your deal math.
