Should I refinance from an ARM to a fixed-rate mortgage?

Short answerIt makes sense when your adjustable rate is about to reset higher, when fixed rates are attractive, or when you now plan to stay in the home long term. Run the break-even math: divide total refinance costs by the monthly savings to see how many months it takes to recoup. If you will sell before the break-even point, refinancing may not pay off.

The details

Check whether your ARM has a conversion option, which can switch you to fixed with the same lender at lower cost.

If your rate has already adjusted upward, act quickly; every month at the higher rate erodes the refinance benefit.
