Can I roll closing costs into my mortgage?

Short answerOften yes, through lender credits or by financing costs into the loan amount where guidelines allow, but the costs do not disappear: you pay them through a higher rate or a larger balance. Some programs cap how much can be rolled in. Ask your loan officer to show the break-even math so you can compare paying upfront versus over time.

The details

Lender credits in exchange for a higher rate make the most sense when you expect to sell or refinance within a few years.

Financed closing costs still count toward loan-to-value limits, so they can push you into mortgage insurance territory.
