What credit score do I need for a DSCR loan?

Short answerMost DSCR lenders require a minimum credit score of 620, with the best pricing at 720 and above. A few lenders accept 600 to 620 with larger down payments. Your score mainly affects your interest rate and maximum loan-to-value, not whether the property cash flow qualifies, which is measured separately by the DSCR ratio.

The details

Credit score on a DSCR loan works as a pricing lever, not a cash-flow test. The property still needs to hit the lender DSCR minimum, usually 1.00, meaning rent covers the full mortgage payment. Your credit score then determines the rate you pay and how much you can borrow against the property value.

The pricing tiers are fairly standard across lenders. Scores of 740 plus get the best rates and highest allowable loan-to-value, up to 80 percent on purchases. The 700 to 739 band is close behind. At 660 to 699 you will see modest add-ons. Below 660, expect bigger rate hits and lower maximum LTV, usually capped around 70 to 75 percent.

If your score is near a tier boundary, small improvements pay off. Paying down a maxed-out card or removing a collection can lift you 20 to 40 points in a billing cycle or two. Ask your loan officer about a rapid rescore before you lock, it is often worth the short wait.

Frequently asked questions

What is the absolute minimum credit score for DSCR?

Most lenders set the floor at 620. A small number of programs go to 600, with significant pricing adjustments and lower LTV caps.

Does a higher credit score lower my DSCR rate?

Yes. Moving from 660 to 740 can save 0.75 to 1.5 percentage points depending on the lender and the rest of your profile.

Can I get a DSCR loan with no credit score?

Generally no. DSCR lenders require a scorable credit history from at least one borrower or guarantor. Thin credit is treated more strictly than low credit at most lenders.

Do all borrowers on a DSCR loan need good credit?

Lenders typically use the lowest middle score among all guarantors. One weak score can drag the pricing for the whole file, so it sometimes pays to remove a marginal co-borrower.

How does credit affect DSCR loan-to-value?

Higher scores unlock higher LTV. At 720 plus you may get 80 percent LTV on a purchase. Below 660, most lenders cap you at 70 to 75 percent, meaning a bigger down payment.
