What is a non-warrantable condo?

Short answerA non-warrantable condo is a unit in a building that does not meet Fannie Mae and Freddie Mac project standards, for example because of pending litigation, high investor ownership, short-term rental operations or low reserves. These condos need specialty financing, usually with 20–25% down.
